Why originators leave

One lender is a ceiling, not a home.

If you have spent any time originating, you already know the feeling. A borrower walks in with a story that does not fit the box — self-employed, credit still healing, an ITIN, a property the underwriter does not like. You know the loan is good. You just do not have anywhere to send it. So you decline it, or you sit on it for three weeks and then decline it anyway.

That is not a skill problem. That is a shelf problem. A loan officer with one investor can only say yes to the files that investor likes. The rest walk out the door and close somewhere else, usually with someone who had one more option than you did.

You were never bad at this. You were just under‑supplied.

Victor on your difficult files

Victor Salazar has been licensed since 2020 and has built his book on the loans other people passed on. When you hit a structure you have not seen before, you are not searching a forum at eleven at night — you are asking the person who has already structured it.

That is the part most shops advertise and very few deliver. Here it is a working relationship, not a monthly group call.

The platform and the back office

You get E Mortgage Capital's secure origination platform, a compliant application intake for your borrowers, and processing support so you are not the one chasing conditions at midnight.

Your job becomes originating and advising. The paperwork machine runs behind you instead of on top of you.

Remote across 49 states

You do not have to move, and you do not have to sit in an office to prove you are working. If you are licensed and producing, you can build from where you already live.

If you want to add states, we will walk you through what licensing in those states requires rather than leaving you to figure it out alone.

You have originated real files, not just shadowed someone who did.
You want more lenders to work with, not fewer decisions to make.

You are willing to be coached on structure, even after years in the business.
You treat borrowers the way you would want your own family treated.
You can work independently without someone standing over your desk.
You are comfortable that this is a commission‑based origination role.

If you are not licensed yet, we are not the right first stop — get your NMLS license, originate for a while, then come back and talk to us. We will still be here.

The process

Three steps, and no black holes.

Every application is read by a person on our team. Whichever way it goes, you will hear back.

STEP 01

Complete the application

It takes about ten minutes and it asks real questions — where you are licensed, how long you have originated, what your volume looks like, and what is actually making you look. Take your time on it. It is the whole first impression.

STEP 02

A conversation with Victor

If it looks like a fit, you talk to Victor directly — not a recruiter reading a script. You will get to ask him the hard questions about splits, support and how files actually move here, and he will ask you his.

STEP 03

Onboard through E Mortgage Capital

Licensing transfer, platform access and system training run through E Mortgage Capital. We will tell you honestly how long it takes rather than promising you will be live on Monday.

Questions people ask before applying

The things you actually want to know.

Do I have to already be licensed?
Yes. This role is for loan officers who already hold an active NMLS license. We are not set up to sponsor someone through their initial licensing, and we would rather tell you that plainly than take your application and go quiet.
Which states can I work in?
E Mortgage Capital, Inc. is licensed in 49 states, so you can originate wherever you personally hold a license and are approved to work. If you want to add states after you join, we will walk you through what each state requires.
Is this remote, or do I need to come into an office?
Remote. Our team works from where they live. What we ask for is responsiveness and follow‑through, not attendance.
What is the compensation?
This is a commission‑based origination role. We discuss specific numbers in your conversation with Victor rather than posting them on a public page, because they depend on your experience, your volume and your licensing footprint. We will not waste your time — if the structure does not work for you, you will know that on the first call.
Do I bring my own borrowers, or do you provide leads?
Most of our originators build their own pipeline through referral relationships, past clients and their own marketing. Come in expecting to originate. What we add is the lender access, the coaching and the back office that let you convert more of what you already generate.
What kind of loans does the team actually do?
Conventional and government purchase and refinance work, plus a real amount of non‑traditional business — self‑employed borrowers, bank statement and P&L qualification, ITIN borrowers, DSCR and investment property, and credit‑challenged files other shops decline. If you have been turning that work away, you will notice the difference quickly.
Will you look at my social media?
We may review public professional profiles — your business page, your LinkedIn, anywhere you advertise mortgage services — because loan officer marketing is regulated advertising and we have to know it is compliant. We do not ask for personal accounts, we never ask for passwords, and you are not required to give us anything private.
How long does the process take?
You should hear back within a few business days of applying. From there, the conversation with Victor usually happens within a week, and onboarding timing depends mostly on licensing transfer through E Mortgage Capital.
I am producing well where I am. Why would I move?
Honestly, if you are happy with your lender access, your support and your income, you probably should not. The people who thrive here are the ones who keep running into the same wall — a good borrower they cannot place, or a structure nobody around them can solve. If that is not your problem, we are not your solution.
