Can I get a mortgage without tax returns?
In many cases, yes. Bank statement loans qualify a borrower on twelve to twenty-four months of bank deposits instead of tax returns, and asset-based programs qualify on documented assets. These exist specifically because a self-employed person's tax return is designed to show less income, not more. Eligibility depends on the program and is reviewed individually.
What is a bank statement loan?
A mortgage where your income is established from the deposits into your bank accounts over a set period, usually twelve or twenty-four months, rather than from W‑2s or tax returns. It is aimed at business owners, contractors and 1099 earners. Terms vary by lender and are subject to credit approval.
What is a DSCR loan?
A loan for investment property where approval is based on the income the property itself produces rather than the borrower's personal income. DSCR stands for debt service coverage ratio — essentially, whether the rent covers the payment. It is a common route for investors growing a portfolio.
Can I buy a home with an ITIN and no Social Security number?
In many cases, yes. ITIN mortgage programs and financing for foreign nationals make homeownership possible without a Social Security number. Every situation is reviewed individually against available programs and eligibility guidelines.
How old do you have to be for a reverse mortgage?
The federally insured Home Equity Conversion Mortgage is generally available to homeowners aged 62 or older. Some proprietary reverse mortgage programs offered by individual lenders carry different age requirements. Because the costs and ongoing obligations of a reverse mortgage are significant, eligibility and suitability are reviewed case by case rather than quoted from a table.
Which states can you lend in?
