Jumbo & cash-out: Your questions, answered.
Buying a higher-priced home or putting your equity to work? Here’s what to know before you talk with Victor.
What counts as a jumbo loan?
A jumbo loan is a mortgage above the conforming loan limit set each year by the Federal Housing Finance Agency (FHFA). Above that limit, each lender sets its own guidelines for down payment, credit and reserves.
How does a cash-out refinance work?
A cash-out refinance replaces your current mortgage with a larger one and pays you the difference in cash. It resets your loan, so it’s important to compare the full long-term cost, not just the monthly payment. Approval is never guaranteed, and every file is subject to underwriting.
How much down payment will I need for a jumbo loan?
Jumbo down payment requirements depend on your credit, the loan amount, the property and the program. Victor can discuss the down payment, closing costs and cash reserves your scenario may require.
How much equity can I take out?
It depends on your home’s value, your current loan balance, your credit and the program’s limits. Victor can review what may be available for your scenario.
Can I get a jumbo loan if I’m self-employed?
Often, yes. Some jumbo programs accept bank statements or other alternative documentation. Eligibility depends on the program and your file.
Can I do a cash-out refinance on an investment property?
Some programs allow cash-out refinancing on investment properties, including DSCR programs that qualify mainly on rental income. Guidelines vary by lender.
Do I need to meet in person?
No. Most of our clients work with us remotely. You can speak with us by phone, upload documents through our secure online portal, and receive personalized video explanations of your loan options and estimated costs to review at your own pace.
Is the conversation free?
Yes. Talking with Victor is free, with no obligation and no credit check for the conversation. If you later decide to apply, you’ll be told before any credit report is requested.
What happens when I text Victor?
Start by sharing whether you’re buying or refinancing, the property’s location and your estimated purchase price or home value. Victor can discuss your goals, answer your questions and explain the next step.
