Why investors call Victor

Built for real estate investors.

Qualify on rental income

DSCR programs look mainly at whether the property’s rent covers its payment, not your personal tax returns.

Buy in an LLC

Many DSCR programs allow you to hold title in an LLC or other business entity, depending on the lender.

Refinance or cash out a rental

Change your loan terms or use a rental’s equity to fund your next purchase.

Grow your portfolio

Your first rental or your tenth. Long-term rentals and, with some lenders, short-term rentals.

DSCR loans: Your questions, answered.

Buying your first rental, refinancing or expanding your portfolio? Find out how DSCR financing works—and what to discuss with Victor before you apply.

What is a DSCR loan?

DSCR stands for debt service coverage ratio. It’s a loan for investment properties that focuses primarily on existing or expected rental income compared with the property’s qualifying monthly payment, rather than your personal income. Credit, down payment and other lender requirements still apply.

Do I need tax returns for a DSCR loan?

Personal tax returns generally aren’t required to verify income for a DSCR loan. Lenders evaluate the property’s rental income, your credit and available funds. Other documentation is still required.

How much down payment will I need?

Your required down payment depends on your credit, the property’s rental income and the loan program. During your free consultation, Victor can discuss the down payment, closing costs and cash reserves your scenario may require.

My bank said no. Could a DSCR loan still be an option?

Possibly. If qualifying with your personal income was the challenge, a DSCR loan may offer another approach by focusing on the rental property’s income. Approval still depends on your credit, the property and the lender’s requirements.

Can I buy in an LLC?

Many DSCR lenders allow borrowing in the name of an LLC or other business entity. Guidelines vary by lender.

Can I use a DSCR loan for a short-term rental?

Some lenders offer DSCR programs for short-term or vacation rentals, while others accept only long-term leases. Local short-term rental rules also matter.

Can I refinance or cash out a rental?

Yes. Investors use DSCR refinances to change loan terms or access equity, based on the property’s rental income and the lender’s guidelines.

Can I use a DSCR loan for my primary home?

No. DSCR loans are for investment properties. Homes you plan to live in use other loan programs.

Is the conversation free?

Yes. Talking with Victor is free, with no obligation and no credit check for the conversation.

What happens when I text Victor?

Start by sharing whether you’re buying or refinancing, the property’s location and your estimated purchase price or property value. Victor can discuss your goals, answer your questions and explain the next step. No credit check is needed for the initial conversation.
