Common questions

Before you book.

Does the call affect my credit score?

No. The 15-minute consultation does not include a credit check. If you later decide to apply, you’ll be told before any credit report is requested.

Is there a cost for the consultation?

No. The consultation is free, with no obligation to apply.

Can I qualify if I'm self-employed?

Often, yes. Bank-statement and asset-based programs can qualify business owners using deposits or assets instead of tax returns. Eligibility depends on the program and your file.

Do I need to meet in person?

No. Most of our clients work with us remotely. You can speak with us by phone, upload documents through our secure online portal, and receive personalized video explanations of your loan options and estimated costs to review at your own pace.

Victor and our team keep you informed and answer your questions throughout the process.

I was turned down by my bank. Can you still help?

Often, yes. A bank’s no usually means its own programs didn’t fit your situation. We compare your file against a wide range of lender programs, including bank-statement, DSCR and other non-QM options. Approval is never guaranteed, and every file is subject to underwriting.

What is a non-QM loan?

A non-QM loan is a mortgage that doesn’t follow standard qualified-mortgage documentation rules. These programs may use alternative income documentation, such as bank statements, and each lender sets its own guidelines.
